FM & (new) buildings / renovation projects
More and more often, policymakers are acknowledging the importance of an active role for Facility Management at an early stage of a new building or renovation project. Facility Management is no longer regarded as an operational cost centre. Knowledge about the functional aspects of a building, service requirements, appearance, space usage and maintenance, is of vital importance. Certainly with a view to the future. The transformation to a tactical and often strategic role for Facility Management is confirmed by this.
Sometimes it is Facility Management itself that initiates a new build project, as the customer’s requirements are known. Once the primary process cannot be executed to optimum effect or the growth of an organisation is limited by a building’s possibilities, something needs to be done.
FM forms the bridge between demand and execution
Getting the end-users of a building involved is an intensive and lengthy process. Listening to customer’s requirements is now an essential part of the building process. It is acknowledged that this results in optimum support and increased motivation among staff. This has a positive effect on how the primary process is carried out, and therefore on the entire organisation.
On the basis of a clear, complete and professional process, the amount of time invested is more than regained. For those involved, it is not the building that is the main concern; it is the functional wishes and requirements that need to be clearly defined. And these can vary widely for the different groups.
